A Sainsbury’s Local convenience store looks to be coming to the “car wash” site in Ladywell.
An eagle eyed observer of Lewisham’s planning portal has noticed that a new document detailing a delivery and servicing plan for a new Sainsbury’s store and residential development at 93-99 Ladywell Road has been submitted.
The document says deliveries to the store and residential development will be made using a dedicated loading bay on Gillian Street. The bay will be restricted at all times to goods vehicles loading and unloading..
The Ladywell Road site planning application, approved by Lewisham in March 2019, showed four distinct shop fronts, each reflecting the traditional Edwardian style of the buildings on the Ladywell Road parade. Total commercial floor space is 266m²
Early plans showed three separate shop units with a fourth occupied by services and the stairs to flats above. The latest drawings show one large commercial space with a stairwell to the east of the block.
The proposed three storey building will have with seven dwellings above the commercial space, comprising four one-bedroom and 3 two-bedroom flats. The buildings will be brown brick with anodised aluminium framed windows. The roofing and window bays are of black zinc. Each unit has a second floor terrace with railings.
The latest planning doc says major store deliveries will be made by an 18 tonne 10.2 metre truck. Other direct deliveries will be by lighter lorries or light vans. It estimates one “consolidated” delivery each day between 7.00 and 8.00am and additional weekly ones.
Lorries and trucks will be expected to travel west along Gillian Street from Algernon Road to the parking bay. They will leave Gillian Street by Ladywell Road.
Preliminary work has started on the car wash site. Developers Ladywell Group Plc wants to excavate the fuel tanks of the former filling station and create a basement which was originally going to be used by a proposed gym.
The Ladywell Society has raised concerns about the excavation of the fuel tanks because it could lead to the release of contaminants and hazardous vapours into the environment.
